Cultivation and maintenance requirements

From the commencement of your tenancy, you will be subject to a three month probationary period during which the plot must be brought into cultivation. Failure to meet the required standard during this period may result in stage 3 Breach of Tenancy (BOT 3) enforcement action, which is immediate eviction.

Good cultivation requires consistent and ongoing work. Plots should contain growing crops or have soil that is properly prepared and ready for planting. The plot should be maintained in a largely weed-free condition. Where fruit trees or bushes are present, the surrounding area must be kept well maintained and must not be allowed to become overgrown or dominated by weeds.

You must ensure that weeds are controlled and not permitted to seed or spread, either within your plot or to neighbouring plots.

Maintaining your plot:

  • A minimum of 75% of your plot must be kept under active cultivation and maintained in a weed-free condition.

  • Any shed or other structure on your plot must be kept in a safe and well maintained condition.

  • You must permit authorised Council staff or appointed agents to enter your plot, including any sheds or structures, at any reasonable time for inspection or maintenance purposes.

  • Prior written permission must be obtained from the Council before erecting any structure, or keeping hens or bees on your plot.

  • Your plot number must be clearly displayed and remain visible at all times.

  • Where fruit trees, bushes or similar planting are present, the surrounding area must be properly maintained and kept free from excessive weeds or overgrowth.

  • Where gates are provided on site, you must ensure they are securely closed and locked after entry and exit.

  • You are responsible for maintaining any hedges or trees within your plot and those immediately adjoining it.

  • Paths to either side of your plot must be kept clear, properly maintained and to an appropriate minimum width to allow access.

  • Dogs are permitted on site provided they are kept on a lead at all times.

  • Tenants are encouraged to compost and recycle as much material as reasonably possible.
