Conditional approval
When an application has been approved, whether it is listed building consent or planning permission, there may well be conditions attached. It is important that these conditions are discharged in a timely manner, often before works begin.
An important condition is that relating to materials.
Discharge of condition - external building materials
Conditions applying to external building materials can cover a number of different requirements. For example, a specification in colouring to match extensions to previous builds, or the provision of samples to be reviewed by us before approval.
In order to discharge these conditions, you will need to show the following for the materials in question:
- manufacturer’s name
- product name and reference number
- colour
Samples
If samples are requested, you must always leave sample materials on site. If you submit alternative samples for consideration, please mark the samples clearly so that the options can be identified, and explain this in a covering letter.
For each sample, your application will need to show:
- manufacturer’s name
- product name and reference number
- colour
- exact location where a sample can be viewed on site
Sample panels
Where a sample panel in required, please put it in a place where it can be kept on site until the development is finished.
A sample panel should be put up in the same way as it will be used in the development. Use the same mortar mix, mortar thickness, mortar recess and pattern.
For each sample panel, your application will need to show:
- manufacturer’s name
- product name and reference number
- colour
- exact location where the panel can be viewed on site and accessibility to view it should be explained
