Council tax - band reductions

Querying the banding of a property?

If you think your property is in the wrong council tax band you will need to contact the Manchester Valuation Office:

Telephone: 03000 501 501

Address: Portland Tower
Portland Street
Manchester
M1 3LD

email address: manchestergroup.vo@gsi.gov.uk

Further information is also available at Valuation Office website.

If, having raised your query with the Valuation Office, you still believe your banding is incorrect, you can make a formal appeal but only under limited circumstances.

Generally you can only appeal within six months of:
  • becoming a new council taxpayer for a property
  • the VOA notifying you that your banding has changed
You can also appeal at any time if:
  • your property has been demolished
  • physical changes have taken place in your area since the property was first banded, which could affect the value of your property as at 1 April 1991
  • your property has been adapted to make the property suitable for someone with a disability.

Visit the Valuation Office website for a full list of circumstances when a valid appeal is permitted.

You must continue to pay your council tax bill while you have any banding query or appeal pending.
